Roofers Dartford

Pro Roofers Dartford

Local roofers for Dartford's terraces, 1930s semis and newer estates, from a slipped tile to a full re-roof

We're roofers in Dartford, working out of a street off Shepherds Lane on the Heath side of town. Most of the roofs we get on are a short drive away: older brick terraces around West Hill, the 1930s semis along Princes Road, Temple Hill's postwar council houses, and the newer streets at The Bridge. Over a thousand jobs in, one thing stands out. Dartford roofs rarely fail on their own. They fail where they meet something: next door's roof, a shared chimney, a valley, a wall. That's where we look first, and that's where most of our repairs end up.

Who you're dealing with

John and Mark run this firm, and they don't do dithering

Behind Pro Roofers Dartford are two brothers, John and Mark, and it's a family firm through and through. They price jobs side by side, check the sums together and share the running of the work and the team. Plenty of family businesses end in a row. These two never have, and they'll tell you they work better as a pair than apart.

Where that pays off for you is the moment the tiles come off and the roof shows something nobody could see from the ground. The brother up top and the brother on the phone tend to reach the same answer without a long debate. So you usually get a straight explanation and a decision that day, not a job left sheeted over while people make their minds up.

Their own reckoning is that it makes them nearly twice as good as your usual roofer, because their heads work the same way and they're after the same result. That's their own boast, mind, and you can judge it for yourself. What doesn't change is that the quote you sign is one they built together, and both of them answer for it.

What we do

What our Dartford roofers do

Repairs are most of the work. A good chunk of what's left is re-roofing houses that have run out of patches. Then come the flat roofs on back extensions, chimneys, and the garages nobody has looked at since the 1970s. Each job has its own page with prices and the questions people ask us.

Also: Leadwork · Guttering, fascias and soffits · Velux and roof windows · Roof inspections and surveys

Why roofing in Dartford is its own job

Tiles are tiles anywhere. The houses aren't. These are the local things that shape how we price and fix a Dartford roof.

  • Most roofs are shared

Only around one Dartford home in thirteen is detached. Everyone else shares a roof line with a neighbour, and the joins between houses are where water gets in. We fix your side without making next door's worse.

  • Dry town, windy days

The nearest Thames-side weather station averages about 577mm of rain a year, roughly half the UK figure. So a Dartford leak is rarely about volume. It's wind pushing rain under a lifted tile or behind a cracked flashing.

  • Three generations of house

Victorian terraces, the 1930s semis round Dartford Heath and Princes Road, and Temple Hill's 1947 council estate each have their own weak spots. Newer estates like The Bridge have theirs too.

  • One conservation area, a few rules

Dartford Town Centre is the town's only conservation area, and a couple of West Hill terraces carry Article 4 directions. Most re-roofs need no planning permission. We check your address before we quote, not after.

  • Pavement scaffold is normal

Terraced streets rarely have side access. Scaffold often goes on the pavement, which needs a council licence and boarding overhead. We sort that, and it's on the quote from the start.

  • Grime near the big roads

Houses by the A282 approach, London Road and the town centre sit in Dartford's air-quality management areas. Gutters and lead there collect more dirt, so they need clearing a little more often.

Why choose us

Why people in Dartford ring us

Plenty of people can put tiles on a roof. What customers mention afterwards is usually the stuff around the roofing.

  • A roofer goes in the loft as well as up the ladder, so the price is based on what's actually wrong.
  • You see photos of the problem before anyone asks you to agree to anything.
  • Quotes name the tile, the membrane and the fixings, so you can compare them line by line with anyone else's.
  • More than 1,000 roofing jobs finished, and only five-star reviews so far.
  • Re-roofs come with a signed 10 year workmanship guarantee and completion photos.

How to choose a roofer in Dartford (even if it isn't us)

Roofing attracts cowboys because most people can't see their own roof. After big storms, Kent's community wardens have warned about doorstep callers doing poor repairs for big money. A few checks keep you safe.

Be wary of the knock at the door

A stranger who has 'noticed a loose tile' while passing is the oldest trick going. Kent Police has dealt with cases where the caller took tiles off and then demanded payment. Say no and find your own roofer.

Get it in writing

A proper quote names the work, the materials, access and VAT. A figure scribbled on the back of a card isn't a quote. Neither is a price that changes once the old tiles are off.

Ask to see photos

Any roofer can tell you a ridge is loose. Ask them to show you. Photos from the roof and the loft let you judge the problem for yourself, and they cost the roofer nothing.

Check the trader scheme

Kent County Council runs Trading Standards Checked, which vets local trades and monitors complaints. Its search page is a sensible first stop for any roofer you're considering.

Don't pay it all up front

A modest deposit for materials on a big job is normal. Paying the whole lot before work starts isn't. Cash-only and 'today only' prices are both reasons to walk away.

Ask what the guarantee covers

Who issues it, how long, and what it covers. A guarantee that exists only in conversation is worth exactly what it cost to say.

"Around Dartford, the call that starts 'I think I need a new roof' ends with a repair more often than not. A tired ridge or one bad valley can make a sound roof look finished."

Our process

What happens when you book a Dartford roofer with us

  1. 1

    A roofer comes to look

Free, and usually within a few days. We check the roof from the ground, from a ladder where it's safe, and from inside the loft. Damp stains, daylight and old repairs all tell part of the story.

  2. 2

You get the price on paper

Itemised and VAT-inclusive, with photos attached. If a repair will do the job, the quote says repair. If the roof is past it, we explain why in plain words.

  3. 3

    Access gets sorted

Ladder, tower or scaffold, depending on the job. On a terrace that can mean a scaffold licence from Kent County Council, or from Bexley over the border. We apply and handle the paperwork.

  4. 4

    We open it up

Broken tiles, perished felt or rotten battens come off. Anything we didn't expect gets photographed and talked through with you before we go further. No surprise invoices.

  5. 5

    We build it back

Breathable membrane, treated battens, mechanical fixings to BS 5534, and proper lead or tested dry-fix at the junctions. On a shared roof, the boundary gets as much care as the middle.

  6. 6

    We check it twice

Ridges, verges, valleys and flashings are gone over before anyone comes down. Gutters get a flush through so you know the water's going where it should.

  7. 7

We clear up and hand over

Waste goes, scaffold comes down, the front path gets swept. You get completion photos and, on a re-roof, the signed 10 year guarantee.

The guarantee

What the 10 year guarantee on a re-roof actually covers

Re-roof a house in Dartford with us and you get 10 years of cover on the workmanship. It's a written document. It has your address on it, lists what was done, and is dated the day the roof is signed off. If water gets in because something was fitted wrong - a batten, a fixing, a lap, a flashing - a roofer comes back and puts it right. You don't pay for that.

Why are we happy to promise ten years? Because of how the roof goes on. Every tile or slate is mechanically fixed to BS 5534, the current British Standard. Ridges and hips are fixed too, not just sat in mortar. A breathable membrane goes down first. Where a roof meets a wall, a chimney or the house next door, it gets proper lead or a tested dry system. Shortcuts there are what make a guarantee expensive, so we don't take them.

Tiles, slates and membranes also carry the maker's own warranty. Those vary by product, and your paperwork tells you which ones apply. If a job is too unusual to guarantee in the normal way, you'll hear that at quote stage.

Materials

What's on Dartford's roofs

Walk any Dartford street and you'll see a patchwork. One house still on its first roof, the next re-covered in the 1980s, the one after redone last year. These are the coverings we repair and fit most.

Natural slate

The original on many Victorian terraces. Thin, light and long-lived, but fiddly to repair well.

Clay plain tile

Small red-brown tiles on a lot of 1930s semis. Heavy, durable, and slow to lay on a hipped roof.

Concrete interlocking tile

What a lot of older houses were re-roofed in. Cheap and quick, but heavier than the slate it often replaced.

Concrete plain tile

Common on postwar council and private housing. Looks like clay from the street, but weathers differently.

Fibre cement slate

A lighter, cheaper alternative to natural slate. Useful when the rafters won't take more weight.

EPDM and GRP

For the flat roofs behind half the terraces in town: kitchens, bathrooms and garages.

How we choose a covering for a re-roof

Problem and fix

What a Dartford roofer is usually called out to, and how it should end up

Example photos, not from Dartford. They show the kind of fault and finish we mean, not jobs we did. Photos of our own work are on their way.

The problem

Old lichen-covered slate roofs with uneven, slipping slates

The fix

Neat slate roof laid in straight, even courses
Slipped and missing slates let rain straight onto the battens. A sound slate roof has even, unbroken courses with every slate nailed or hooked in place

The problem

Worn granular flat roof covering with cracks and lifted edges

The fix

Flat roof covered in a single-ply membrane with a rooflight
Old felt cracks along its seams and breaks up once the surface wears through. A new EPDM rubber roof goes down as a single sheet with no seams in the middle

What roofers charge in Dartford

Small repairs from a roof ladder usually cost £180 to £450. Ridges, valleys and chimney work run from a few hundred pounds to around £2,000, depending mainly on access. A full re-roof on a typical Dartford terrace or 1930s semi lands somewhere between £8,000 and £16,000, more for slate or a big detached roof. The cost guide breaks it down job by job.

Questions people ask roofers in Dartford

How much do roofers charge in Dartford?

A small repair reachable from a ladder is usually £180 to £450. Ridge and valley work is more like £450 to £1,600. A full re-roof on a terrace or semi in Dartford typically runs £8,000 to £16,000. You get a fixed written price after a free survey, so there's no guessing.

Is the roof survey really free?

Yes. A roofer comes out, looks at the roof outside and from the loft, takes photos and sends a written quote. There's no charge and you're under no obligation to go ahead.

Do I need planning permission for roof work in Dartford?

Usually not, if you're repairing or re-roofing like for like. Dartford Borough Council is the planning authority. The Town Centre conservation area, listed buildings and the Article 4 directions on parts of West Hill can change things, and switching material may need Building Regulations approval. We check before quoting.

My neighbour's roof is joined to mine. Can you just do my half?

Yes, and on a Dartford terrace that's normal. The trick is the join. We detail the boundary so it stays watertight against next door's roof, whatever state theirs is in. If the work affects the party wall, we'll explain whether a party wall notice is needed.

What guarantee do I get?

Re-roofs come with a 10 year workmanship guarantee, written and signed when the job is finished. Materials such as tiles and membranes carry their manufacturers' own warranties on top.

Which areas do your roofers cover?

All of Dartford, from Temple Hill and The Bridge to West Hill, the Heath and Fleet Estate. We also cover Crayford, Bexley and Erith over the London border, plus Wilmington, Joyden's Wood, Stone, Greenhithe, Swanscombe, Swanley and Longfield.

Roofers across Dartford and the towns around it

Our base is on the west side of Dartford, so Crayford is barely a mile away and Wilmington not much more. Bexley and Erith are a few minutes over the London border. We go east along the river to Stone, Greenhithe and Swanscombe, and out past the M25 to Swanley and Longfield.

Need a roofer in Dartford?

Tell us what's happening up there. A roofer will come and look, show you photos, and give you a written price. If it only needs a repair, that's what we'll quote for.
