Roof Repair Costs In Dartford, 2026 - Prices By Job

Roof repair costs in Dartford for 2026, job by job: slipped tiles, ridges, flashing, gutters, chimneys and flat roof patches, plus what scaffold adds.

Most people ringing about a roof in Dartford want one number: what’s it going to cost? Fair enough. The honest answer is that the tile, the mortar or the lead is rarely the expensive part. On a small repair, materials might be £20 to £80. The rest is labour, waste and, above all, how the roofer gets to the problem. A slipped tile on a 1930s semi in Temple Hill that can be reached from a roof ladder is a couple of hundred pounds. Put the same tile on the street side of a three-storey Victorian terrace near the town centre and, once scaffold is involved, it can cost four times that. Below are the roof repair costs in Dartford we’re quoting in 2026, job by job, with VAT included, and the local things that move them.

Roof repair costs in Dartford start with one question: how do we get up there?

Before anyone prices your repair, they work out the access. Nothing swings the bill more in this town, because so much of Dartford is terraced or semi-detached with little room at the side.

There are roughly three levels. A ladder and a roof ladder work for low eaves, gutters and the lower half of most two-storey slopes. A tower or a hired platform covers awkward spots like the back of a bungalow in Joyden’s Wood or a single chimney on a detached house. Full scaffold is needed for high ridges, tall stacks and anything on a three-storey front. Each step up adds money before any repair starts, which is why two quotes for “the same leak” can be miles apart.

If you only need someone to look and tell you what’s wrong, our roof repairs service in Dartford starts with a visit and photos of what we find.

Jobs a roofer can reach from a ladder: tiles and gutters

These are the cheapest repairs, and they’re also the most common calls we get after a windy night.

Slipped or cracked tiles usually come in at £180 to £450. At the low end, it’s a couple of interlocking concrete tiles nipped back into place with new clips. At the top end, it’s a patch of old clay plain tiles on a Victorian roof where we’ve had to source matching reclaimed ones, because nobody makes that exact size and colour anymore. Natural slates sit in the middle: a slipped slate is refixed with a copper or stainless tingle, which is quick if the slate itself is sound.

Gutters are similar. A clear-out and flush on a terraced house runs £90 to £180, front and back. Resealing a dripping joint or resetting a bracket that’s dropped is usually £100 to £220. Replacing a full run of plastic guttering across a terrace front tends to be £300 to £650, depending on length and whether the fascia behind it is rotten. If it is, you’re into a different job, and the price will say so.

Ridge, verge and valley repairs in Dartford

Ridges are where wind does the most damage, and where a cheap repair most often comes back.

Re-bedding a single loose ridge tile costs about £180 to £350. A whole terrace ridge, re-bedded in mortar or switched to a dry-fix system with mechanical fixings, is usually £450 to £1,200. Current British Standard practice expects ridge tiles to be mechanically fixed, so a quote that’s only “re-point the ridge” is offering a cosmetic job.

Newer homes around Ebbsfleet, Stone and Greenhithe mostly have dry verges, the plastic caps along the gable edge. They crack and blow off more than they should. Refitting or replacing a verge kit is £350 to £900 for a typical gable. Valleys are the expensive one in this group. A lined valley shared with next door on a terrace runs £600 to £1,600, because the old lining or mortar has to come out and the tiles either side lifted and relaid.

Chimney and flashing work: where the price climbs

Chimneys cost more than people expect, and it’s rarely the brickwork.

New lead flashing around a stack is £450 to £1,300. Repointing a stack and renewing the flaunching (the sloped mortar round the pots) is £650 to £1,900. Shared stacks are common on Dartford’s Victorian and Edwardian terraces, and those take longer because both sides of the party wall need sorting, and you’ll want next door’s agreement first.

Small chimney jobs can sometimes be done from a hired platform instead of scaffold. That works on a semi with a drive, but rarely on a terrace with cars parked nose to tail outside. Lead isn’t cheap either, so we’d always ask whether a stack you no longer use is worth keeping. Taking a redundant one down below the roofline costs more up front but ends the maintenance for good. Our chimney repairs page explains the options in more detail.

Patching flat roofs on garages, bays and back extensions

Dartford has a lot of small flat roofs: back kitchen extensions, bay windows, porches and rows of lock-up garages behind the 1950s and 60s housing.

A felt blister or split on a garage or extension can usually be cut out and patched for £150 to £400. That buys time rather than solving anything if the felt is past twenty years old and cracked all over. Bay, porch and dormer roofs are small but fiddly, and re-covering one is typically £450 to £1,300, mostly because of the upstands and the lead where they meet the wall.

Here’s the bit people don’t always want to hear. If we’ve patched the same flat roof twice, a third patch is usually money you won’t get back. Replacing a single garage roof with EPDM rubber starts at around £1,300, and a garage with old asbestos cement sheets costs more because those sheets have to be removed and disposed of safely.

What scaffold adds to a roof repair cost in Dartford

This is the line on a quote that surprises people most, so it’s worth explaining.

Scaffolding rising above brick buildings and an old tool hire sign on a south-east London street, the access cost behind many roof repairs

For a single chimney or a front ridge on a terrace, scaffold usually adds £500 to £1,200. A full front elevation is more. If it stands on the pavement, which on most Dartford terraces it has to, the scaffolder needs a licence from Kent County Council as highway authority. The council’s conditions for scaffolding on the highway include £5 million public liability cover and a 1.2 metre walkway for pedestrians where the scaffold is walk-around. Those costs come back to you in the price.

Can’t a roofer just use a ladder and save you the money? Sometimes, and we’ll say so when it’s safe. But the HSE’s guidance on roof work is plain that even a job of a few minutes on a roof is dangerous and has to be planned. If a roofer will happily climb a three-storey front on a ladder to save you £700, ask yourself what else they’re skipping.

Other things that push a Dartford quote up or down

A few local factors come up again and again when we price repairs here.

Older stone and brick buildings with tiled roofs and chimneys on a north Kent street, the kind of period roofs that cost more to repair

Timing is the first. After a named storm, every roofer in north Kent is booked for weeks. When Storm Eunice came through in February 2022, waiting lists stretched and so did some prices. If your repair can wait, spring or late summer is usually quicker and sometimes cheaper.

Then there’s the age of the house. Plenty of pre-war roofs in central Dartford and the older streets of Crayford have no felt under the tiles at all, so lifting one tile can loosen its neighbours. We allow for that. The riverside new-builds are lighter work, though their plastic dry-fix parts bring their own call-outs.

And if scaffold is going up for the chimney anyway, ask about the ridge and the gutters on that side while it’s there. It’s often the best-value money you’ll spend on the roof.

From the repairs we’ve priced in Dartford, roughly two in three can be done without scaffold. Where scaffold is needed, it’s often the biggest single line on the quote, so check it’s listed separately. If you’re comparing prices from a few firms, our guide to choosing a roofer in Dartford covers what a written quote should spell out, and our full roofing costs page has re-roof prices if the repairs are starting to add up.

Frequently asked questions

How much does it cost to fix a few slipped tiles in Dartford?

If the tiles can be reached safely with a roof ladder, expect roughly £180 to £450 including VAT. The price goes up if the tiles are an old clay pattern that has to be found reclaimed, or if the slope can only be reached with scaffold.

Why does a small chimney repair cost so much in Dartford?

Mostly because of access. A stack on a terrace usually needs scaffold, and on a street-facing elevation that scaffold may need a highway licence from Kent County Council. The repair itself can be a day's work, but getting a safe platform up there is often half the bill.

Is VAT included in roof repair prices?

It should be, on any quote you're given as a homeowner. Repairs to an existing house are normally charged at the standard 20% rate, so a figure quoted without VAT can rise by a fifth. The prices in this guide include it.

Can I get two Dartford roof repairs done for one scaffold charge?

Often, yes. If the scaffold is already up for a chimney, it costs very little extra to re-bed the ridge or renew a run of gutter from the same lift. Ask your roofer to list anything else they spot while they're up there, and decide before the scaffold comes down.
